It's Sunday, 9:40pm. A buyer saves your listing, asks if it's still available and whether the HOA covers the roof. Your agents are at dinner, and by morning the buyer has booked a site visit with someone else.
This list compares 11 real estate chatbots and AI ISAs on whether they can stop that from happening, for brokerages, agent teams and leasing offices.
Quick TL;DR
Best for most agents, teams and brokeragesFlowxperia. A live video agent on your website talks buyers through listings by voice or text, then the same agent follows up on WhatsApp, Instagram and SMS and books the site visit. From $797 a month.
Best AI ISA on calls and textsStructurely (now 21X), which calls and texts leads on top of Follow Up Boss, BoomTown or Sierra.
Already on a real estate platformLofty Sales Agent if you run Lofty, or Ylopo AI if Ylopo already generates your leads.
Best for leasing and property managementEliseAI, which plugs into Yardi, RealPage and Entrata.
Cheapest if you build it yourselfLandbot for your website and WhatsApp, Manychat for Instagram DMs.
What to look for in a real estate chatbot
Real estate leads arrive from everywhere: Zillow and the other portals, Facebook lead ads, Instagram DMs, texts to the number on a yard sign, chats on your listing pages. A lot of them land in the evening, when agents are out on site visits, and most go cold within the hour.
A chatbot earns its keep when it handles these five things:
Speed. A reply within seconds, at 2pm or 2am.
The right channel. It answers where the lead wrote, whether that was your website, a text, WhatsApp or Instagram.
Qualification. Budget, timeline, financing, and whether they already work with an agent.
Booking. Real times on the right agent's calendar, instead of "someone will be in touch".
Hand-off. Everything logged in your CRM, and hot leads passed to a person quickly.
Most website chat widgets manage the first one, and only on the website. That's why the list below is grouped by the job each tool does well. If speed is the problem you're trying to fix, our page on speed to lead goes deeper.

Video agent
Yes, on every plan
Flowxperia puts a live video agent on your website. A buyer lands on a listing page and can talk to a lifelike AI presenter by voice or by typing.
It answers from your own content (the listing, the neighbourhood, how buying works in your market), helps them work out which homes are worth seeing, asks your qualifying questions and books the site visit.
On Growth and Scale, the conversation keeps going after they leave. New leads from your ads, forms and social accounts get a reply on WhatsApp, Instagram or SMS within seconds, and the agent follows up until they book.
It syncs with HubSpot, Salesforce, Zoho, Pipedrive, Dynamics 365 and Zendesk, speaks English, Hindi, Gujarati, Tamil, Telugu, Malayalam and more, and goes live in about 48 hours.
One commercial real estate brokerage recovered 33.5% of the leads it had been losing, within 45 days. See how it works for real estate.
What we like
The only live video agent on this list
Website, WhatsApp, Instagram and SMS in one agent
Published prices and a free trial
Live in about 48 hours
Watch out for
No native Follow Up Boss or kvCORE connector yet, so leads reach them by webhook
No IDX search or listing site of its own
Messaging follow-up starts on Growth at $1.5K a month
Bottom line: The pick for a team that wants buyers to get a real conversation on the website and a fast reply everywhere else, without hiring an ISA.
2

Channels
Voice, SMS, RCS, email, chat
G2 rating
5.0 out of 5 (1 review)
Structurely started as an AI inside sales agent for real estate and has grown into a broader conversational AI platform called 21X, where real estate is one use case of several.
The AI calls and texts leads, sets appointments and callbacks, live-transfers hot leads to an agent and updates the CRM. It integrates with Follow Up Boss, BoomTown, Sierra Interactive, HubSpot and Salesforce.
You get a quote for the platform fee. Usage runs from about $0.07 a voice minute and $0.02 a text or AI email.
What we like
Makes AI phone calls as well as texts
Live transfers to agents
Real estate CRM integrations
Clear per-use rates
Watch out for
Very few public reviews
A few users mention a rough rollout and the AI replying after a human should have taken over
No website video agent or Instagram
Bottom line: Worth a look if you want an AI ISA that picks up the phone and you already run Follow Up Boss or Sierra.
3
Ylopo AI
Best for: teams and brokerages that buy their lead generation from Ylopo
Starting price
Quote only
Free trial

Channels
SMS, phone
G2 rating
3.0 out of 5 (2 reviews)
Ylopo has been texting real estate leads with AI since 2018. AI Voice, branded rAIya, arrived in August 2025, and the two work together: a lead who says yes by text can get an AI call that sets the appointment and live-transfers them.
Voice follow-up runs for 90 days, and AI Text replies in under 60 seconds.
It connects with Follow Up Boss, Sierra Interactive, Lofty, kvCORE, BoldTrail, CINC, BoomTown and plenty more. Pricing is by quote and depends on your market.
What we like
Years of AI texting behind it
Text-to-call hand-off
Long list of real estate CRMs
SOC 2
Watch out for
Tied to Ylopo's lead-gen platform
Too few reviews to judge
No website chat or Instagram
Bottom line: Makes sense as an add-on if Ylopo already runs your ads. On its own, it's hard to justify.
4
Lofty Sales Agent
Best for: teams and brokerages that want CRM, IDX website and AI ISA in one platform
Starting price
Quote only, paid add-on
Free trial
Not published
Channels
Text, email, web chat, calls
G2 rating
4.3 out of 5 (409 reviews)
Lofty's Sales Agent lives inside the Lofty CRM. It reaches new leads within five seconds by text, email or web chat, makes outbound calls, asks about timeline, budget and must-haves, and books straight onto your calendar.
It works in English, Spanish, Mandarin and French, and it skips numbers on the Do Not Call list.
Lofty quotes everything, and the Sales Agent costs extra on every plan.
What we like
Native to a full real estate CRM and IDX platform
Calls as well as texts
Strict DNC suppression
Four languages
Watch out for
Only makes sense if you run Lofty
Support and the learning curve are common complaints
Automated follow-up can misfire, so review the scripts
Bottom line: If your team already lives in Lofty, turn this on before you shop elsewhere.
5
Luxury Presence AI Lead Nurture

Starting price
Quote only
Plans
Scale and All In only
Channels
SMS
G2 rating
4.5 out of 5 (73 reviews)

You name the persona and approve what it says before it goes out.
You need the Scale or All In plan, and prices are by quote.
What we like
Patient nurture over a full year
Matches your brand voice
You approve the messages before launch
Watch out for
SMS only
Only on the higher Luxury Presence plans
Cost is the most common complaint about the platform
Bottom line: A gentle, long-game nurture for luxury agents already on Luxury Presence, and not much use to anyone else.

Instagram, Facebook, WhatsApp, SMS, TikTok
G2 rating
4.5 out of 5 (165 reviews)
Manychat turns Instagram comments into DMs, runs automated conversations and puts the leads in one inbox. If people comment "price?" on your listing Reels, this is the cheapest way to make sure each of them hears back.
You pay by active contacts. Essential is $17 a month, and Pro, which adds AI conversations, is $39.
What we like
Strong Instagram DM automation
Very low starting price
Lots of messaging channels
Watch out for
You build site visit booking and qualification yourself
A dropped connection can quietly stop your automations
Active-contact billing catches people out

11
Tidio (Lyro)

G2 rating
4.6 out of 5 (1,992 reviews)
Tidio is live chat plus Lyro, an AI agent that answers from your own content and can qualify and route leads. Online shops are its biggest crowd, but it handles the common questions on an agent or brokerage site well enough.
Starter is $29 a month. Lyro is an add-on from about $32.50 a month for 50 AI conversations.
What we like
Cheap and quick to set up
Answers only from your content
Huge review base
Watch out for
Not built for real estate
Gets expensive as volume grows
No SMS
Bottom line: Fine for a small office that wants basic AI answers on its site and nothing more.
Compliance: TCPA and fair housing
If an AI is talking to US real estate leads on your behalf, two rules matter more than the rest.
TCPA. Automated texts and calls need the lead's prior express consent. Check that your web forms and lead ads collect it, and ask each vendor how they handle opt-outs and Do Not Call lists. Lofty's Sales Agent, for example, skips DNC-registered numbers.
Fair housing. The AI must not steer buyers or renters based on protected characteristics, and that includes questions about who lives in a neighbourhood. EliseAI tests for this on a schedule. Ask every vendor how they handle it, then try a few awkward questions yourself.
This is general information, not legal advice. Run your setup past your broker or counsel.

Answer buyers at 10pm without hiring an ISA
See Flowxperia's video agent answer a buyer on your own site, then follow up on WhatsApp. Try it free: 20 minutes on the website and 7 days on WhatsApp and Instagram.
The best real estate chatbot for most agents, teams and brokerages is Flowxperia. It puts a live video agent on your website, answers on WhatsApp, Instagram and SMS too, and books the site visit. If you want AI phone calls on top of Follow Up Boss, look at Structurely. For leasing, EliseAI is the pick.
A real estate chatbot costs anywhere from nothing to several thousand dollars a month. Manychat starts at $17 a month, Landbot at €40, Roof AI at $349, Tars at $499 and Flowxperia at $797. Lofty, Ylopo, Structurely, EliseAI and Luxury Presence quote only.
Yes. Flowxperia, Lofty, Structurely, Ylopo and Roof AI qualify leads and book site visits or calls with agents. DIY builders like Landbot and Tars can book through Calendly once you set it up.
Yes. Flowxperia is the only tool on this list with a live video agent that talks to website visitors by voice or text. It's on every plan, and on Scale you can add up to three custom avatars of people on your team, with their cloned voices.
Some do. Flowxperia answers on both. Landbot and Tars work on WhatsApp, and Manychat and Tidio on Instagram. Lofty, Ylopo, Structurely and Luxury Presence stick to text and phone.
Yes, usually, though how it connects varies. Flowxperia syncs with HubSpot, Salesforce, Zoho, Pipedrive, Dynamics 365 and Zendesk, and reaches Follow Up Boss or kvCORE by webhook. Structurely and Ylopo connect natively to Follow Up Boss, and Tars reaches it through Zapier.
Yes, with consent. Under the TCPA you need the lead's prior express consent for automated texts and calls, and you have to honour opt-outs and Do Not Call lists. Check your forms and your vendor's settings.
A chatbot usually answers questions in a chat window and stops there. An AI ISA, or inside sales agent, works the lead over days or weeks by text or phone, qualifies them and sets the appointment. Flowxperia, Structurely, Ylopo and Lofty all work more like ISAs.
