Facebook lead ads for real estate:setup, forms and follow-up

Run Facebook lead ads for real estate: Housing ad category rules, buyer vs seller offers, instant form fields, click-to-message ads and fast follow-up.

You launch a home valuation ad on Friday. By Sunday you have 14 new leads in Ads Manager. You download the sheet on Monday morning and start calling. Half of them do not remember filling in the form.

This is how Facebook lead ads usually fail for agents. The ad did its job. The follow-up didn't.

So this guide covers both halves. You'll set up real estate lead ads inside Meta's Housing rules, pick offers for buyers and sellers, and build the form. Then you'll set up a reply that lands while the lead still remembers you.

Quick TL;DR

Facebook lead ads let buyers and sellers send you their details without leaving Facebook or Instagram. Real estate ads run in Meta's Housing special ad category, which switches off ZIP code, age, gender and lookalike targeting. Keep the form short and ask one intent question. Then reply within minutes, because that's where most of these deals get won or lost.

Housing Special Ad Category: what changes

Any ad that promotes housing, like a listing, a rental or a home search, has to run in Meta's Housing special ad category. Meta's developer documentation says this applies to businesses based in the United States or running ads that reach the United States, Canada or Europe.

According to Meta's documentation, the category changes these settings:

  • Age: fixed at 18 to 65+. You cannot narrow it.
  • Gender: you cannot choose a specific gender.
  • Location: ZIP code targeting is not supported. Any city, address or pin you pick must cover at least a 15-mile radius in the US and Canada. You also cannot exclude locations.
  • Detailed targeting: behavior and demographic targeting are not allowed, and you cannot exclude interests. Interests must come from Meta's approved list.
  • Lookalike audiences: not available for housing ads.

Meta also retired Special Ad Audiences in 2022, so there is no lookalike workaround.

In practice, your audience will be wide, so the creative and the offer have to do the targeting. A plain headline like "Thinking of selling in Plano?" pulls the right people out of a broad audience.

This is our summary of Meta's rules, not legal advice. Check Meta's current help pages before you launch.

Buyer vs seller campaigns

Run buyers and sellers as separate campaigns. A buyer wants to see homes soon. A seller wants a number and usually takes longer to decide, so the offer and the follow-up both differ.

Instant form setup

An instant form opens inside Facebook or Instagram with the person's details already filled in. It's very easy to submit. That helps your lead count and hurts your lead quality.

Fields to include

Keep it short. Each extra field costs you submissions.

  • Full name (prefilled)
  • Phone number (prefilled)
  • Email (prefilled)
  • One intent question (see below)

For seller campaigns, add the property address. You need it for the valuation anyway.

One intent question

One multiple-choice question separates serious leads from browsers. A few that work:

  • When are you hoping to move? (0 to 3 months, 3 to 6 months, 6+ months, just looking)
  • Are you pre-approved for a mortgage? (Yes, in progress, not yet)
  • Would you like to book a site visit? (Yes this week, yes later, not yet)

Use multiple choice rather than free text. People answer it faster, and you can route on the answer.

Quick form or review step

Meta lets you choose how much friction the form has. A quicker form is easy to submit on a phone. A stricter setup adds a review step, so people check their details before they hit submit. Option names and settings change, so check Meta's help center for what's available when you build the form.

For seller and valuation offers, add the review step. A wrong phone number there can cost you a listing. For buyer search offers, keep the form quick, since how fast you reply matters more than the extra check.

Proofread every field before you publish.

The thank-you screen

Most real estate forms waste the completion screen on a plain "Thanks". Use it to say what happens next: "You'll get a WhatsApp message from us in the next few minutes with your valuation." Then make sure it actually happens.

Annotated mock of a real estate instant form on a phone: prefilled name, phone and email, the question 'When are you hoping to move?', a 'Review your details' step and a thank-you screen that says what happens next.

Click-to-message ads on WhatsApp, Instagram and Messenger

Click-to-message ads skip the form. When someone taps the ad, a chat opens with your business in WhatsApp, Instagram or Messenger. Meta's documentation says click-to-WhatsApp ads send people "directly into conversations with your business in WhatsApp."

For real estate, this is often the better format. The lead is already talking to you, so you can ask questions, send photos and offer a site visit time in the same thread.

The catch is that a chat needs a reply right away. A form lead might still pick up the phone an hour later. A chat that sits unanswered for an hour is usually gone.

Use instant forms when you want volume and have a team ready to follow up the same day.

Use click-to-message when you can reply in seconds at any hour, or have something that replies for you.

Follow up in minutes: what to send and when

With lead ads, speed decides most of the outcome. The Lead Response Management Study by MIT and InsideSales.com found the odds of qualifying a lead are 21 times higher when the first response comes within 5 minutes rather than 30.

Start by getting leads out of Ads Manager the moment they arrive. Meta's lead ads API supports webhooks that push each new lead to your CRM in real time, and most CRMs and connectors use them. A daily CSV download is too slow.

Then work this plan:

  1. Minute 1: reply on the lead's channel. For a chat ad, reply in the chat. For a form, send a message that names the offer: "Hi Maria, here is the Frisco new listings list you asked for."
  2. Minute 2 to 5: ask one question to get them talking. "Are you looking at 3 or 4 bedrooms?"
  3. Same conversation: offer two site-visit times for a matching home, or a valuation visit for a seller.
  4. Day 1 and day 3: if they haven't replied, send one short follow-up each time with something useful, like a new listing or a price drop nearby.
  5. After that: move them to a longer nurture. Don't chase them every day.

Book the site visit automatically

The hard part of that plan is minute 1 at 10 pm on a Saturday. Plenty of Facebook leads come in then, and your agents are off.

Flowxperia covers that gap. It answers WhatsApp, Instagram and web chat enquiries in seconds, day or night, including chats from your click-to-message ads. It asks about budget, area and move-in date, books the site visit on the right agent's calendar and sends that agent a summary.

One commercial real estate brokerage recovered 33.5% of its lost leads in 45 days after switching it on. Flowxperia goes live in 48 hours, with plans from $797/mo, month to month.

Facebook lead ads for real estate questions

Read these, or just

Yes, Facebook lead ads work for real estate if you follow up fast. Buyers and sellers can share their details in a few taps on a phone, and click-to-message ads start a conversation straight away. How well they work comes down to your offer and how quickly you reply.

No, you cannot target by ZIP code with housing ads. Meta's Housing special ad category does not support ZIP code targeting, and any location you pick must cover at least a 15-mile radius in the US and Canada. Use the area name in your ad copy instead.

Reach a Facebook lead within five minutes. The MIT and InsideSales.com lead response study found the odds of qualifying a lead are 21 times higher at 5 minutes than at 30. The first touch doesn't have to be a call. A message on the channel they used counts.

A real estate lead form should ask for name, phone and email, plus one intent question. Good intent questions are "When are you hoping to move?" or "Are you pre-approved?" Seller forms should also ask for the property address. Save everything else for the conversation.
