Best real estate lead generation companiesin 2026 (exclusive vs shared)
9 real estate lead generation companies compared: exclusive vs shared leads, pricing models, published prices, contracts and how to win the leads you buy.
You pay for a lead on Tuesday. It comes in at 9:15 pm. You see it at 7:30 the next morning and call. The buyer has already booked a site visit with someone else.
Lead gen companies don't put that on their pricing page. Source matters, and price matters. But a lead is worth what you do with it in the first few minutes.
Below are nine real estate lead generation companies, compared on what you actually sign up for: lead type, exclusivity, how you pay, the published price and the contract. After that, we look at what to do when the lead lands.
The right real estate lead generation company depends on the kind of lead you want. Market Leader and Ylopo say their leads are exclusive. Zillow Premier Agent splits buyer connections among the agents in each ZIP code. REDX sells prospecting data from $60/mo. Whoever you pick, the lead still goes to the agent who replies first.

Market Leader

Market Leader sells buyer and seller leads in the market you pick, along with its Professional CRM and IDX website. Seller leads come in through its HouseValues brand. Network Boost runs Facebook and Instagram ads for you.
Best for: agents who want leads in a set area that nobody else gets.
Pricing: not published. Market Leader says it depends on whether you buy lead generation, the system, or both. You get a quote on a call.
Watch out for: lead inventory is capped by area, so check what's available in your ZIP codes before you plan around it. Its FAQ also says lead generation requires the Professional system.
SmartZip

SmartZip is about sellers. It predicts which homes in your territory are likely to sell soon, then gives you leads plus automated mail and online ads to reach those owners.
Best for: listing agents who farm one area and are fine waiting for results.
Pricing: not published. You book a demo to get a number.
Watch out for: these are homeowners who might sell. They didn't ask to talk to you, so plan on a long nurture before anyone books a meeting.
CINC

CINC brings in buyer and seller leads with Facebook and Google ads. You also get an IDX website, CRM, home-valuation pages and team routing. Plans go from Solo, for one user, up to Select, for teams of 50 or more.
Best for: growing teams that want ads, website and CRM from one vendor.
Pricing: base plans aren't published. Every tier has a "Request Pricing" button. Two add-ons do list prices: CINC AI starts at $200/mo, and the dialer is $75/mo for three lines.
Watch out for: the site doesn't say whether ad spend is in your quote or billed on top. Ask.
Zillow Premier Agent
Zillow Premier Agent puts you in front of buyers searching on Zillow. On the advertising model, you buy a share of a ZIP code and Zillow routes buyer connections based on that share. In some markets Zillow also runs a pay-at-closing program, Flex, where you pay a referral fee out of your commission when the deal closes.
Best for: buyer agents in high-traffic Zillow markets who can reply fast.
Pricing: Zillow prices each ZIP code separately and doesn't publish prices, so ask for a quote on ad pricing and the Flex referral fee.
Watch out for: you share your ZIP code with other agents. Zillow says agents who convert well get more connections, so slow follow-up also costs you future leads.
Real Geeks

Real Geeks is an IDX website and CRM first. Lead packages sit on top: social packages are $299/mo, search packages $599/mo and seller packages $599/mo. How many leads you get depends on your market tier, according to Real Geeks.
Best for: agents who want to own their website and database, then add paid leads later.
Pricing: $399/mo for the platform, plus a $500 one-time setup fee. Two users included.
Watch out for: you sign up for 6 or 12 months, and the lead guarantee only applies with that commitment. Remember the setup fee too.
Ylopo

Ylopo runs ad campaigns in your name and sends the leads to an IDX website. Then it works your database with AI follow-up and remarketing. Seller home-value leads are included.
Best for: teams with a big database who want ads and follow-up from one vendor.
Pricing: not published. Ylopo says pricing scales to your market and is based on database size, not seats. Its ROI calculator lists ad spend as a separate monthly cost.
Watch out for: terms come up on the demo. Get the full monthly cost, ad budget included, in writing.
REDX

REDX doesn't really sell leads. It sells prospecting data (expired listings, FSBO, FRBO, pre-foreclosure owners) and a power dialer to call through it.
Best for: agents who prospect by phone and want fresh lists every day.
Pricing: $60/mo per lead type, or $600/yr. The CORE bundle with five lead types is $199/mo. CONNECT is $299/mo and PRO is $349/mo.
Watch out for: nobody on these lists asked to hear from you. Results come down to how well you prospect.
Sold.com
Sold.com refers home sellers and buyers to partner agents. You don't pay anything upfront. When a referral closes, you pay a referral fee out of the gross commission.
Best for: agents who'd rather pay on results than every month.
Pricing: free to join. For the referral fee, see their pricing page.
Watch out for: the fee applies to closings within 18 months of the last referral, so keep track of every referred client.
Offrs

Offrs uses data to predict which homeowners are likely to sell, then markets to those owners in the ZIP codes you choose.
Best for: listing agents who want a ZIP code farm with the marketing done for them.
Pricing: priced by ZIP code. See their pricing page.
Watch out for: exclusivity is a separate option, not the default. Ask exactly what's exclusive on your plan.
Pay-per-lead vs subscription vs pay-at-closing
Subscription. You pay monthly for a website, CRM, ads or data. Real Geeks, REDX, CINC and Offrs work this way. The cost is fixed. The lead count isn't.
Pay-per-lead or pay-per-area. You pay for lead volume or for exposure in a ZIP code. Zillow Premier Agent advertising and Market Leader's lead packages fit here. It suits agents who can handle volume and want to scale up or down.
Pay-at-closing. Nothing until a deal closes, then a referral fee out of your commission. Sold.com and Zillow's Flex program (select markets) work this way. Low risk at the start, but every closed deal pays the fee.
Bottom line: new agents short on cash often start with pay-at-closing. Teams with a steady budget usually do better on a subscription they control.
Leads are only worth it if you answer first
Every company above gets the lead to you. None of them answers it for you at 10 pm.
That matters most on shared and portal leads, where the first agent to reply has the edge. Our speed-to-lead guide has the research on why the first few minutes count.
Flowxperia doesn't sell leads. It works the leads you already pay for. It answers web chat, WhatsApp and Instagram enquiries in seconds, qualifies the buyer or tenant on budget, area and move-in date, and books the site visit on your agent's calendar.

Buying leads is one way. The other is building your own flow from your website, social and referrals, and those leads are yours from the start. Our guide shows how.
Real estate lead generation companies questions
Market Leader and Ylopo both say their leads are exclusive. Market Leader says each lead goes to one agent, and Ylopo says leads from your campaigns are never sold or shared. Offrs sells exclusivity as a separate option. Either way, get exclusivity written into your contract.
It depends on the pricing model. REDX data starts at $60/mo per lead type. Real Geeks is $399/mo, with lead packages from $299/mo on top. Market Leader, CINC, Ylopo and Zillow don't publish prices, so ask for a quote. For Offrs and Sold.com, see their pricing pages.
Yes, in the sense that no single agent owns a ZIP code. Several agents advertise in the same ZIP code, and Zillow routes each buyer connection by share of voice and, in its pay-at-closing program, by performance. You're competing for the same pool, so reply speed matters.
Usually one with low upfront cost. Pay-at-closing referrals like Sold.com, or Zillow's Flex program in select markets, cost nothing until a deal closes. Add your own sphere and website leads, and make sure every enquiry gets a fast reply.
